For an average residential floor (30–60m²), the sanding and preparation process takes 1 day. Finishing with lacquer adds approximately half a day for the first coat, with further coats applied the following day. Most projects are fully complete — including final finishing — within 2–3 days.

Our system captures 99.9% of dust at source using advanced extraction equipment directly connected to our sanders. There will always be a tiny amount of residual fine dust, but it is minimal compared to traditional sanding. We also thoroughly vacuum before and after sanding for the cleanest possible environment.

It depends on your lifestyle and aesthetic preference. Lacquer creates a protective film on top of the wood — it's more durable and requires less frequent maintenance, but needs a full re-sand to repair. Hard wax oil soaks into the wood — it looks more natural and can be spot-repaired without sanding the whole floor, but needs re-oiling every 1–2 years. We're happy to advise based on your specific floor and usage.

For lacquered floors, light foot traffic is possible after approximately 8 hours. Furniture can be moved back 24 hours after foot traffic begins. For oiled floors, light traffic is possible after approximately 4 hours, with furniture after 24 hours. Curing times vary with temperature and humidity — we'll give specific guidance on the day.

Pricing depends on floor area, wood type, current condition, level of repairs needed and finish type. As a general guide, residential projects typically range from £15–£30 per m² for sanding and finishing. Yes — many engineered floors can be sanded, though fewer times than solid wood due to the thinner wear layer. The number of possible sandings depends on the wear layer thickness (typically 2–6mm). We'll measure and assess your floor during the free survey and advise whether sanding is feasible or whether an alternative restoration method is better suited.

Yes — gap filling is included as standard in our process. We mix floor dust from your specific boards with a resin binder to create a colour-matched filler, producing an almost invisible repair. For very wide gaps, we may recommend resin-based flexible fillers or in extreme cases, specialist board-fitting. We'll advise on the best approach during the survey.
